Could anyone give me their honest opinion of this property. And does anyone know if the constuction from Koloa Landing will impact this property (noise, inconvenience)? Thank you Mike

Here is just one of many threads written by koloagirl (July) about construction near PK. If you do a search of this property you will read many, many posts about the condos. This property and WKS are highly impacted and most likely will be for months.
';A very large construction project called Koloa Landing Development (25 acres, 323 luxury condos) is going in directly behind Po%26#39;ipu Kapili as well as all the properties that go along Ho%26#39;onani Road -- the earth moving has been done and actual construction is slated to begin this September. I don%26#39;t know their anticipated completion date, but I would guess at least a year?
There are about 8 to 10 construction projects in the general area of eastern Po%26#39;ipu Beach area that have either started in the last 2-3 months or are supposed to start in the next few months. While none of them will be as close to Po%26#39;ipu Kapili as Koloa Landing Development -- you should be aware that the area is experiencing a massive amount of construction activity. With the exception of Koloa Landing, I wouldn%26#39;t expect any of them to give you any noise issues - but you certainly will encounter construction equipment, etc. in the area.
This may or may not bother you -- but you should be aware of it beforehand so that you can make up your own mind.

Although my opinion on this has already kindly been retrieved here (mahalo!) -- I%26#39;ll give you an update as of this morning.
There is active construction directly behind Po%26#39;ipu Kapili -- Koloa Landing Development started up back in September and currently they are still in the earth moving phase -- Po%26#39;ipu Road is still closed at the Fire Station and re-routed down Ho%26#39;onani Road to Kapili Road - it will be closed at least another month, possibly more. We%26#39;ve had a ton of rain in December that put most construction projects around here behind schedule -- today is our first sunny day and I noticed lots of construction vehicles and folks very active today when I drove down Ho%26#39;onani and Kapili Roads. I%26#39;m sure they are trying to make up for lost time!
Po%26#39;ipu Kapili is a beautiful condo project right across from the ocean wall and path --the plantation architecture is really lovely and Ho%26#39;onani Road is normally a quiet, lovely place. I%26#39;d certainly recommend it normally -- but it is in the heart of this very busy construction project-- only you will be able to know if this is going to bother you -- some folks aren%26#39;t bothered by construction activity and will say it is still fabulous -- some folks that I%26#39;ve spoken to have been very upset by it and it has disrupted their vacation. Hope any of this information helps you in your own decision!

walnut123, we stayed at Poipu Kapili about 1 1/2 weeks ago. We stayed in unit 60 , corner ocean/streetfront. The cars going through were loud (Mufflers, trucks, etc...) We will not stay there again until the detour/construction ends. All and all, nice stay in the unit, but was noisy for our liking. Any other questions, email me, thanks.
I%26#39;ve stayed at unit #54 recently and heard no noise from construction.
There was a road detour in effect that is or will be soon lifted which caused the extra traffic on the usually quiet small neighborhood road in front of the Poipu Kapili ocean front units.
Soon Kapili Road will be closed and so Hoonani will have no thru traffic at all.
The property is well worth it under any circumstance anyway.
Regarding Kapili Road, which is now part of the detour.....
I just received a newsletter from the Poipu Beach Resort Association. In it, they say ';Koloa Landing is seeking approval , once Poipu road is reopened, to close Kapili Road for 8 weeks in order to complete all water, sewer, and utility construction necessary for that project all at once rther than over the 18-month period that was previously being given to them by the county';.
I suppose while 8 weeks sounds like a long time it%26#39;s better to just let them get it over with. Once again, this will only happen when Poipu Road reopens to traffic.

Please call your rental agent and get a realistic idea of what the construction directly behind Po%26#39;ipu Kapili is like. I would hope they will be truthful and accurate for you.
You can read here about people who have stayed there periodically and had no problem at all-- you can read about residents like me who drive by the place every day and experience noise and traffic disruption from the construction -- the detour IS still in effect - I don%26#39;t know what date they have given for opening up Po%26#39;ipu Road.
Read ALL opinions and talk to the rental agent and YOU make up YOUR mind as to whether the construction will affect you.
There are many threads dealing with just this subject on the board -- you might go back and check them as well for even more information.

Thank you all who took the time to reply. I wanted to try the Poipu Kapili, but of course, wanted it perfect. I contacted their rental agent and was told the following on 1/7/08-
Our two bedroom ocean front condo%26#39;s will not be affected by the construction. They are building back behind our one bedrooms in bldg 4 so for the most part only a handfull of people have been bothered by it. We have been staying pretty full! We have no idea where they are going to be in September and do not know the noise level.
We do give people with reservations monthly updates.
So you ask, what does a poor boy do?
I will be staying at the Kiahuna Plantation. Maybe another time!

Good for you in checking with the rental agent to get the ';scoops';!
My personal opinion is that you made a wise choice --I%26#39;m sure that you will enjoy Kiahuna Plantation - it is much more removed from whatever construction activity will be going on at that time -- they also have a great beach directly in front of their property to enjoy - and it is an easy
walk-across-the-street to Po%26#39;ipu Shopping Village.
It is a lovely property and I%26#39;m sure you%26#39;ll have a great time there!
